Assistant Property Manager

Location: Remote
Position Type: Part-Time

The Assistant Property Manager will support the Property Manager in overseeing daily operations of the property. This role involves handling administrative tasks, assisting with tenant relations, and ensuring smooth property operations. The ideal candidate will have strong organizational skills, excellent communication abilities, and a proactive approach to problem-solving.

Key Responsibilities

  • Assist in managing property files, documentation, and records.
  • Prepare and process lease agreements, renewals, and tenant correspondence.
  • Schedule and coordinate property inspections, maintenance requests, and tenant move-ins/move-outs.
  • Serve as a point of contact for tenant inquiries and service requests.
  • Address tenant complaints and resolve issues promptly and professionally.
  • Coordinate and communicate with tenants regarding property policies and procedures.
  • Assist in advertising vacant units and conducting property tours for prospective tenants.
  • Screen rental applications, conduct background checks, and prepare lease agreements.
  • Follow up with prospective tenants and assist with lease negotiations.
  • Track and follow up on maintenance and repair requests.
  • Coordinate with vendors and contractors to ensure timely completion of work.
  • Conduct property inspections to identify and address maintenance issues.
  • Assist with rent collection and process payments.
  • Maintain records of financial transactions and prepare reports as needed.
  • Assist in managing property budgets and tracking expenses.
  • Prepare and submit required reports and documentation.
Qualifications:
  • High school diploma or equivalent
  • Previous experience in property management, or a customer service role is preferred.
  • Strong organizational and multitasking abilities.
  • Excellent verbal and written communication skills.
  • Proficiency in Microsoft Office Suite (Word, Excel, Outlook).
  • Familiarity with property management software (e.g., Yardi, AppFolio) is a plus.

Handyman

Location: Remote
Position Type: Contract

The Handyman will perform a variety of maintenance and repair tasks to ensure that properties are well-maintained and functional. This role involves addressing a range of issues, from minor repairs to routine maintenance, and providing high-quality service to meet the needs of our tenants and clients.

Key Responsibilities

  • Perform repairs and maintenance on plumbing, electrical systems, HVAC units, and general property structures.
  • Fix or replace damaged flooring, doors, windows, and cabinetry.
  • Address minor issues such as painting, drywall repairs, and caulking.
  • Serve as a point of contact for tenant inquiries and service requests.
  • Conduct routine inspections of properties to identify and address potential maintenance issues before they escalate.
  • Perform regular upkeep tasks such as changing air filters, cleaning gutters, and checking for leaks.
  • Respond to maintenance requests from tenants in a timely and professional manner.
  • Communicate effectively with property managers and other team members to coordinate repairs and maintenance tasks.
Qualifications:
  • High school diploma or equivalent
  • Proven experience as a handyman or in a similar maintenance role.
  • Knowledge of building systems and repair techniques, including plumbing, electrical, and carpentry.
  • Strong problem-solving skills and attention to detail.
